The rate gets your attention. The closing date determines whether the purchase actually fits your life.
If you are buying a San Diego home with an assumable mortgage, I would work backward from the date you need the keys—and forward from the servicer’s actual requirements. Those two schedules need to meet. A lease ending, a military move, or the sale of your current home can make an otherwise attractive assumption difficult if the timing is left vague.
There is no single closing timeline that applies to every assumable loan. There are, however, specific VA processing requirements and practical milestones you can use to get a much more useful answer than “these take a while.”
Separate the purchase calendar from the assumption calendar
Your purchase agreement has negotiated deadlines. The assumption has an application, underwriting and approval process. Escrow then has to complete the transfer. Treating those as one event is how buyers end up expecting keys before the loan paperwork is ready.
I would put these milestones on the same calendar:
- The seller authorizes the necessary communication with the current servicer.
- The buyer receives the assumption application and document checklist.
- The complete package is delivered, with receipt documented.
- The servicer confirms what remains outstanding and who is making the decision.
- The buyer receives the decision and any remaining closing conditions.
- Escrow confirms documents, funds, recording and possession arrangements.
The date someone first called customer service belongs in your records. It is not a substitute for knowing when the underwriting package was complete.
What the VA’s 45-day rule actually covers
VA guidance requires a holder or authorized servicer with automatic authority to decide an assumption application within 45 calendar days after receiving a complete application. The same guidance calls for notification to the buyer and seller within 45 calendar days of a complete underwriting package. If neither has automatic authority, the package must be submitted to VA for prior approval within 35 calendar days of a complete application. VA assumption processing guidance
That makes two questions particularly important: Does this servicer have automatic authority, and what date does it recognize as receipt of the complete package?
A decision deadline is different from a promise to close escrow within 45 days of an accepted offer. Application preparation comes first; closing work remains afterward. These are VA rules, so do not apply that timetable to an FHA assumption. Ask the FHA servicer for its applicable process and requirements.
Get a complete-file answer you can act on
“We received your documents” sounds reassuring, but I would ask a more precise question: “Is the package complete for underwriting? If not, please identify each missing item and who needs to provide it.”
Keep a simple dated list. An item should have an owner, a delivery date and a response. That is more useful than a growing email chain in which everyone assumes somebody else is handling the same request.
Ask how the servicer wants documents delivered, how you confirm receipt, and whether anything will need to be refreshed before closing. Send sensitive financial records through the verified channel the servicer provides. Avoid sending account statements through an unfamiliar link forwarded by someone whose role you have not confirmed.
The buyer can help keep the file moving by responding promptly and explaining changes in employment, debts or the source of funds. The seller can help by being available for required authorization and loan information. Neither side should wait until the closing week to discover that a needed signature or record is missing.
Resolve the equity gap while the application moves forward
The difference between the price and the assumed loan balance deserves its own timeline. Money from a home sale, an investment account or proposed second financing may involve steps that need to finish before escrow can close.
If additional borrowing is part of the plan, get the terms and assumption compatibility reviewed early. VA permits secondary borrowing in assumption transactions subject to requirements, including junior lien priority and consideration of the additional loan in the buyer’s qualification. Put a price on an extension before you need one
A longer closing can still be worthwhile. What matters is whether you can afford it and whether the seller can accommodate it.
Consider a hypothetical buyer who would incur $3,200 for another month of housing and $800 in storage and moving changes if closing slipped. That is $4,000 of additional expense. If the assumed financing would save $650 a month against a genuinely comparable alternative, recovering that delay expense alone would take about 6.2 months.
This is a planning illustration, not a current rate comparison or a forecast of your closing. It leaves out other financing costs and differences in loan balances. Its purpose is to put the delay into dollars instead of treating every extra week as free—or assuming any delay makes the purchase a bad idea.
Have the same conversation about your cash reserve. A transaction can look attractive over several years and still leave you uncomfortably tight on the day you move in.
Keep inspections, insurance and contract decisions moving
Waiting for the assumption does not answer questions about the house. Continue the property investigation, title review and insurance work on their own schedules. For a condo, the association records also need attention.
Before a contractual deadline arrives, review the actual status with your agent and the appropriate professionals. Any extension, contingency decision or financing change needs to be handled under your agreement. A pending assumption does not automatically extend the contract.
For the seller, confirm how release of liability and any VA entitlement substitution will be documented. These can affect the seller’s next purchase, so they belong in the closing plan from the beginning. Our VA assumption seller guide explains those separate issues.
If the file stalls, ask for a specific next step
Start with a written request identifying the application, the complete-package date, the missing decision or document, and the approaching purchase deadline. Ask for the person responsible and the next action.

Escalating the processing issue and protecting the purchase deadline are parallel tasks. Keep the seller and escrow team informed while the loan question is being resolved.
Questions buyers ask about assumption timing
Does a VA assumption have to close within 45 days?
The VA’s 45-calendar-day requirement addresses the decision after a complete application or underwriting package is received by a holder or servicer with automatic authority. It is not a guaranteed escrow closing date measured from offer acceptance.
Does waiting for an assumption automatically extend my escrow?
No. Your purchase agreement controls the transaction deadlines. Address an extension or another available option before the relevant deadline, using the appropriate documents and professional guidance.
What should I ask when the servicer says my file is in progress?
Ask whether the package is complete, what date that status was reached, which items remain outstanding, who is responsible for each item, and when the next decision or document is expected.
Make the closing date part of the buying decision
I would rather have the timing conversation before you give notice on a rental or book movers. A workable assumption combines a home you want, financing you can complete and a schedule both sides understand.
