Selling a San Diego Duplex With One Vacant Unit: Compare Your Buyer Options

Leasing the empty unit restores income; keeping it available may suit a buyer who wants to live there. Compare the offers and carrying cost before choosing.

I would compare the likely sale outcomes before leasing a vacant unit in a duplex you plan to sell. A second tenant can restore income and suit an investor. An available unit may also interest someone who wants to live in one home and rent the other. The better choice depends on current buyer demand, the existing tenancy, financing and how long you can comfortably carry the vacancy.

Having one empty unit gives you a choice worth evaluating; it does not establish a sale premium. Start with the tenant-occupied sale guide for the broader transaction, then compare these two configurations for your property.

First confirm what the property actually is

Review the approved unit configuration, permits and final records with the appropriate local department. Two kitchens or two rent payments do not establish a legal duplex. A house with an accessory dwelling unit is a different property configuration and should be described and reviewed accordingly.

Record each unit’s condition, parking and access, plus shared utilities and owner-paid costs. Show what the occupied unit’s rent includes and what expenses remain with the owner.

Confirm possession has been returned and keys and remaining belongings are addressed. The occupied unit’s agreement and tenant rights remain separate.

Compare the two buyer audiences

For an investor, two leases provide an income record. A vacant unit requires assumptions about rent, preparation, leasing costs and time. A buyer may also prefer choosing the tenant personally.

For a buyer intending to occupy one unit, availability can be important. The buyer still needs the lender to review the legal property type, actual occupancy, other unit’s lease and the borrower’s qualifications. Fannie Mae’s rental-income guidance distinguishes two-to-four-unit principal residences from investment properties and sets applicable documentation requirements. The existence of rental income does not by itself establish loan eligibility or how much of that rent will qualify.

Market the actual configuration and ask buyers to substantiate their intended use. Do not promise future vacancy or owner-occupied financing.

Use a seller’s choice worksheet

Compare supported outcomes at the same point in time:

Question Keep one unit available Lease both units before sale
Buyers to reach Investors and potential occupants of the available unit Buyers willing to acquire both tenancies
Income during marketing Actual rent from one unit Actual rent from both, after a new tenancy begins
Seller’s upfront cost Work needed for sale/occupancy and vacancy expenses Preparation, leasing and any management charges
Terms delivered One documented tenancy and one available unit Two documented tenancies with their actual terms
Price evidence Comparable sales/offers with similar availability Comparable sales/offers with similar income and leases
Decision limit Maximum carry budget and a review date Acceptable lease terms and listing timing

Add a supported alternative, such as selling the duplex with the empty unit as it stands. The pre-sale repair guide helps assess that spending separately.

Give vacancy a real cost and a limit

Suppose the empty unit could rent for an illustrative $2,700 monthly. Three months without that income represents $8,100 in uncollected gross rent compared with a scenario in which a paying tenancy began immediately. That comparison is deliberately simple: an actual leasing alternative may also have a vacancy period, preparation and leasing expenses.

If the immediate-leasing scenario requires $3,500 of additional preparation and leasing costs, its three-month advantage would fall to $4,600 before other differences. Do not then subtract the same vacancy rent again as a separate carrying-cost item. A full comparison uses each option’s actual timing, owner expenses and expected collections once.

Compare any supported sale advantage with a delayed closing’s cost. Set a review date and maximum carry budget, and check the vacant unit’s insurance requirements.

Make the closing arrangement specific

An offer should identify the unit available for possession, the continuing lease, income and deposit accounting, access and any agreed work. Ask the buyer’s lender to confirm that those terms fit the proposed financing. The duplex and triplex underwriting guide provides useful background for the income questions without replacing that review.

If the plan changes and you lease the unit during marketing, update the listing and inform the transaction team promptly. The choice affects more than income: it changes the occupancy the buyer is being asked to accept.

Questions about selling a partly occupied duplex

Is a duplex worth more with one unit empty?

Sometimes availability attracts a different buyer, but it does not guarantee a higher price. Compare similar sales and actual offers against the cost and time of keeping the unit vacant.

Can an owner-occupant buyer use the other unit’s rent?

Potentially, depending on the loan program, property and borrower. The lender must review the lease, supported rent and qualifying requirements; do not advertise a guaranteed income credit or approval.

Should I sign a short lease to keep my options open?

Evaluate its actual terms and applicable tenant protections before signing. A short term is not a promise that possession will be available when a buyer wants it.

What if the property is a house with an ADU?

Use its actual approved classification and the applicable lender rules. Do not present it as a duplex simply because both spaces can produce rent.
