Below-market rent can affect what a buyer will pay, but it does not tell you the property’s value by itself. I would start with the current lease, actual collections and comparable sales, then separate any future rent or vacancy plan from the income being delivered at closing. That gives us a defensible asking price instead of a blanket “tenant discount.” The May 8, 2026 Kyra leasing announcement is a dated example of advertised target rent; use verified leases and collections to establish delivered income.
A dependable tenant presents a different proposition from arrears, uncertain records or difficult access. Consider those differences alongside location and condition. Our tenant-occupied sale guide explains the broader choices; here, the focus is price.
Build a three-column rent worksheet
Use the same period for each column and show the supporting record beside the number.
| Worksheet item | Current contractual income | Actual collections | Supported future scenario |
|---|---|---|---|
| Monthly rent | Signed lease and amendments | Payment ledger for each month | Comparable rentals and lawful timing |
| Concessions or unpaid amounts | Terms and duration | Payments actually received | Assumptions stated separately |
| Annual income | Current terms carried forward | Actual period total | Proposed income and start date |
| Operating costs | Current owner-paid costs | Actual bills | Buyer-relevant estimates |
| Result | Income under the agreement | Recent operating performance | A conditional projection |
If a documented concession reduces the lease’s $2,800 payment to $2,600, show both facts. Explain a missed payment separately rather than treating it as a permanent rent reduction.
Keep a proposed rent increase in the third column until its amount, timing and legal basis are established. California’s rent-limit statute restricts increases for covered properties. A sale alone does not provide a market-rent reset for an existing tenant. Before pricing around an increase or a change in possession, have the applicable state and local rules reviewed for the actual property.
Show what the rent gap changes—and what it does not
Consider an illustrative small rental producing $4,000 monthly, with supported comparable rentals suggesting $5,000 for a different, lawfully available tenancy. Assume annual operating expenses of $18,000 in both scenarios. Current annual rent is $48,000, leaving $30,000 before debt service. The hypothetical higher rent produces $60,000, leaving $42,000.
That $12,000 annual difference matters, but it is not a price adjustment by itself. Establish when the higher income could begin and what it would cost to achieve. Vacancy, repairs and leasing costs could reduce its benefit.
Keep operating income separate from the buyer’s mortgage qualification and your sale proceeds. Your mortgage payoff belongs in your seller net-proceeds calculation.
Compare the price with the right sales
I would look first for sales buyers would reasonably compare with this property: similar location, legal property type, condition and tenancy. Record whether each sale was occupied or vacant, what income was represented, and what possession the buyer received. When those facts cannot be verified, give that comparison less weight rather than filling the gap with assumptions.
A renovated vacant home may not be the closest comparison. An occupied sale at a low price may reflect deferred work or unfavorable terms rather than rent alone. Explain the adjustment.
Compare the pricing evidence
Share the property address, current rent and lease term. I can help compare relevant sales and identify which assumptions deserve further checking before we choose an asking price.

Consider the buyer’s financing and possession needs
An investor may be comfortable taking over the tenancy but need the income to support the purchase. A buyer planning to live there needs a workable possession arrangement as well as lender approval. Those are different buyer audiences, not reasons to advertise a vacant home before vacancy is established.
Financing also gives accurate rental records practical value. Fannie Mae’s subject-property rental-income guidance requires applicable rent/appraisal documentation and transferred executed leases for qualifying purchases. It does not mean every buyer can qualify using your advertised future rent. Have the buyer’s lender evaluate the actual transaction.
Set a price and a useful review point
Before launch, write down the supported price range, the tenancy being offered, access arrangements and the evidence behind any upside. Agree when we will review buyer feedback and real offers. Separate objections about price from objections about access, condition, records or possession; reducing the price will not repair an inaccurate listing promise.
If buyers consistently underwrite lower income than the listing suggests, revisit the assumptions first. If the facts hold but comparable properties offer better value, the asking price may need to change. I would rather make that decision from a clear file than defend an optimistic number after weeks of weak interest.
Questions about pricing a rented home
Should I advertise market rent or the rent being paid?
Show the current contractual rent accurately, including material concessions. A supported market-rent estimate can be presented separately with its assumptions and timing; it should not replace the existing income.
Does a long-term tenant always reduce the sale price?
No. Payment reliability, lease terms, condition, buyer demand and comparable sales all matter. An occupied property needs its own valuation, not a standard percentage discount.
Should I raise the rent before listing?
Compare the lawful amount and timing with the expected sale benefit and the tenant’s circumstances. An increase is not automatically necessary or permitted because you plan to sell. Resolve that question before making income claims to buyers.
Can a buyer pay more based on future rent?
A buyer may value supported future potential, but the offer and financing still depend on that buyer’s review. Keep current income and conditional upside distinct so both sides understand the transaction.
